Worked examples
Practice walkthrough
For a simplified property valuation exercise, annual rent collected is $96,000 and annual operating expenses are $36,000. Debt payments and income taxes are excluded from net operating income. If the capitalization rate is 8%, what value does the income approach indicate?
Answer: $750,000
Net operating income is $96,000 minus $36,000, or $60,000. Dividing $60,000 by 0.08 gives $750,000. Capitalizing gross rent would ignore expenses, and multiplying income by the rate reverses the valuation formula.

Practice walkthrough
A fictional purchase costs $280,000. The buyer contributes $56,000 as a down payment and finances the rest. Ignoring all fees, what is the loan-to-purchase-price ratio?
Answer: 80%
The loan is $280,000 minus $56,000, or $224,000. Dividing the loan by the purchase price gives 0.80. The 20% figure describes the down payment; using the down payment as the denominator would answer a different question.
