Worked examples
Practice walkthrough
A site sketch uses a scale of 1 inch to 25 feet. A rectangular patio measures 1.6 inches by 0.8 inch on the sketch. What is its actual area?
Answer: 800 square feet
The actual sides are 1.6 × 25 = 40 feet and 0.8 × 25 = 20 feet. Their product is 800 square feet. A length scale must be applied to both dimensions; applying it only once does not correctly scale area.

Practice walkthrough
In a simplified sales comparison exercise, a comparable property sold for $310,000 and has a garage worth $18,000 more than the subject's garage. All other features are identical. What adjusted comparable price reflects the subject's inferior garage?
Answer: $292,000
The comparable has the superior feature, so subtract its $18,000 advantage from its sale price to estimate the subject on the same basis. The adjusted indication is $292,000. Adding the adjustment would make the comparable appear even more superior rather than comparable.
